Why this is one job and not several
Because the structure, the services and the layout are one decision. Moving a kitchen two metres is a plumbing job, a structural job and an electrical job at the same time, and pricing it as three separate quotes is how a project ends up thirty per cent over.

What decides the price

The waste line
Where it already runs decides whether a new bathroom costs 16,000 or 34,000 euros. We find it in the survey, before anything is drawn.

Panel capacity
A 1920s panel will not carry induction, a heat pump and a car charger. Either the service is upgraded or the specification changes, and both are cheaper decided in week one.

Floor structure
Stone counters, cast-iron baths and large-format tile all load the floor. If the joists cannot carry it, that is a design decision, not a surprise in week twelve.

Whether you move out
Living through a whole-home renovation adds four to six weeks and roughly eight per cent, because the crew works in sequence around you rather than in parallel.

Even a estate agent floorplan saves us half a day of measuring and gives us something to check against.

Which rooms you can live without, and for how long
A house done in one programme is cheaper than a house done in three phases. Whether you can move out for eleven weeks changes the number materially.

Your ceiling, not your target
The figure above which you would rather not do the project at all. We will tell you honestly whether the scope fits under it before you pay for anything.

Anything you already know is wrong
