The two that ran late.
Two of the nine missed their contracted date. Neither delay changed the price, because a schedule risk we did not price is our problem and not yours — that is what the fixed price is for. Both are written up in full on their own pages, and both changed how we work afterwards.
Oak Park, three weeks. The ridge beam came back from the fabricator 90mm short in week fourteen. We told the owners the day we were told, not the week it began to matter, and we published the revised date in the same message. Since that job every structural steel order is dimension-checked against the drawing on the fabricator’s floor before it ships, which costs us a half-day per project and has caught two errors in eighteen months.
Alfama, two weeks. A câmara approval took longer than the precedent for that street, which is a risk in Lisboa that no contractor can remove. We can only be honest about it, so every Lisboa scope now carries the authority’s current median review time as a named line rather than an optimistic assumption, and the owners are told the day the file is accepted for review.
A schedule you can check is worth more than one you can only hope for.
