The brief
A 1970s villa on the Cascais line. The family called about a kitchen and were told to do the wiring first.
What the survey found
Every circuit tested on survey day. Nothing outside the two rooms renovated in 2008 had an earth. That single finding turned a kitchen project into a house project.
What we did about it
Full rewire alongside the kitchen, with the option to stage it over two years; they chose to do it once. Sea-elevation windows replaced and the thermal bridge at the slab edge corrected while the wall was open.

It arrived as a kitchen. The log says otherwise.
Entry one is the circuit test that changed the project. Twenty-two weeks later the house had a new kitchen and, more importantly, an earth.

Windows to the sea elevation replaced, thermal bridge at the slab edge corrected, because the wall was open anyway.

Kitchen and primary suite delivered as one programme, sharing one plasterer and one tiler rather than two of each.

On date. The energy certificate moved two bands, which was a side effect rather than the brief.
It started as a kitchen and became a house.
